     * Yearly Lease: $1250/month plus utilities.

Winter season 5 month lease: $9,000/00 plus utilities. -

Winter -

     * Holiday Weeks: $500.00/night
     * Weekends: $400.00/night
     * Mid Week: $350.00/night

     * Mid Week: Stay three nights and get the fourth free - non holiday or vacation weeks

            » 2 night minimum stay, $100.00/stay linen service fee.
            » $500/stay security deposit required
            » 7% ME lodging tax not included.
            » Discounts available for extended stays.


Summer -

     *  Monthly Lease: $1600/month
     * Weekly: $800.00/7 night stay Saturday night check-in
     * Weekly: $600.00/5 night stay Sunday night check-in
     * Weekends: $175.00/night - (off season or short notice availability 2 night stay required)
     * Midweek: $150.00/night (off season or short notice availability - 2 night stay required)

     * Mid Week: Stay three nights and get the fourth free - non holiday

Terms & Conditions

Check-In/Out -

     * Check-In: After 4:30 PM and by arrangement
     * Check-Out: 10 AM

Service Fee -

     * Our sevice fee is for provision of linens when indicated, as well as sundries like paper towrels, toilet tissue,
         kleenex, cleaning supplies, propane for gas grills, etc.
     * Our expectation is that our home will be in a most reasonably clean condition when you depart.

Smoking -

     * All our properties are smoke-free.
     * Smoking at our properties will result in a forfeit of the damage deposit.

Pets -

     * Pets are allowed ONLY by special arrangement. $15/night, Security deposit will be doubled.

Payments -

     * Payments are due within 7 days of booking and shall be for the full amount plus a 7% ME lodging tax.
     * We accept master card and visa or personal checks and request next-day air or fed-ex service.

Damage Deposits -

     * A damage deposit of $500.00 will be required upon check-in.
     * This needs to be in a separate check that will be held until after departure or held by credit card.

Cancellation Policy -

     * A full refund less a 10% handling fee if 30 days notice is given (60 days holiday).
     *  If less then 30 days (60 days holiday) of notice is given your payment will be forfeited
         unless we are able to rebook the property for the entire length of your stay.
